Building Services Condition, Acquisition and Dilapidation surveys
Surveys to help with future capital expenditure or maintenance and or sale / purchases of buildings.
Surveys are commonly commissioned for:
- Condition: whether a Client wants to ‘refresh’ their Maintenance Contracts, allocate funds for future maintenance or monitor the performance of the onsite team / Chief Engineer, a survey can be very useful. It would be to a BSRIA format and include Asset Description, Location, Condition, and Life Expectancy amongst other items.
- Acquisition: a version of the above, with outline costs added over immediate, and 5 year or 5-10 year periods, so that a potential purchaser knows what they are taking on from a financial perspective.
- Dilapidations: a version of the above focussing on obligations of a lease, often for a tenant vacating a building (they may have to revert commercial space, for example, taking back to a CAT A upon leaving)
